Air Duct Cleaning FAQ — Cape Coral, FL

Common questions from homeowners in Cape Coral and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do Cape Coral ducts actually need cleaning?

Most homes here land somewhere in the three-to-five year window. The reason it isn't longer is the cooling season, which runs nine or ten months on the Southwest Florida Gulf Coast, so your air handler is pulling air through that system almost all year. Wet season from June through September adds humidity, and salt air off the Caloosahatchee and Matlacha Pass adds a fine grit that settles in the trunk lines. Pets, recent remodeling, or a system that sat unused through a long vacancy move that timeline up.

What actually happens when your crew shows up?

We start at the air handler and look at the coil, the blower, the plenum and the return before anything gets hooked up. Then we connect a negative-air vacuum to the main trunk, seal the registers you aren't working on, and feed rotary brushes and compressed-air whips down each branch so the debris travels toward the vacuum instead of into the room. Supplies and returns both get done, the blower compartment gets wiped, and we pull the registers to clean the boots behind them. At the end we walk you through before-and-after photos of the inside of the ductwork.

How long will the crew be in my house?

A typical one-story Cape Coral slab home with a single air handler runs three to five hours. Homes with two systems, long duct runs out to an addition, or a lot of registers push past that. Attic access matters too, since almost every system in this city runs its ducts through the attic because there are no basements and no crawlspaces here. We give you a realistic window when we look at the job, not a guess over the phone.

Why would my neighbor's bill differ from mine?

Register count is the biggest driver, followed by how many air handlers are on the property. Flex duct that has been crushed, kinked, or torn loose in the attic takes longer to clean safely than clean sheet metal trunk. Heavy biological growth on a coil, drywall dust from a post-Ian ceiling replacement, or rodent debris all add work beyond a standard cleaning. We look at the system first, tell you what we found, and you approve the number before we unroll a hose.

Are you going to shove my furniture around and leave dust everywhere?

We need about three feet of clearance at each register and at the air handler closet, and we move what's in the way ourselves. Drop cloths go down under every work point and the vacuum stays under negative pressure the whole time, which is what keeps the dust in the hose instead of on your floor. Registers get washed and reinstalled, not left in a pile. If we track anything in, we clean it before we leave.

Is my problem the dryer vent or the HVAC system?

Check when the symptom appears. Clothes taking two cycles to dry, a hot laundry room, or lint around the dryer door points at the dryer vent, which is its own duct with its own exterior termination. Weak airflow at the bedroom registers, dust reappearing on surfaces days after you wipe them, or a musty smell when the system kicks on points at the HVAC ductwork. Plenty of Cape Coral homes need both addressed, and we can inspect them in the same visit.

What if there's mold in the ductwork?

We stop and show you. Humid subtropical conditions and near-daily afternoon thunderstorms in the wet season mean cold duct surfaces sweat, and growth on an evaporator coil or in a return plenum is not unusual here. Surface growth on hard duct and coils we can clean and treat with an EPA-registered antimicrobial. Saturated fiberglass duct board or lined flex is different, because the material holds the growth and the honest answer is replacement of that section, not spraying it. If the problem is bigger than the ductwork, we tell you that and you can bring in a licensed mold remediator.

Does a fresh filter go in before you leave?

Yes. A standard-size filter is installed at the end of the job, because putting the old loaded one back defeats the point of cleaning the system. Odd sizes, high-MERV media cabinets, or four-inch filters we may need to source separately, and we'll tell you that up front. We also show you where the filter sits and how often it needs changing, which in this climate is more often than most people expect.

Can someone come out today?

Often, yes. We hold openings for same-day calls, and mornings are easier to fill than late afternoons during wet season when storms roll in. Call early and we'll tell you honestly whether today is realistic or whether tomorrow morning is the better slot. We work on Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment, including the many systems replaced across the city after Hurricane Ian in September 2022.

Which areas do you cover?

All of Cape Coral, from the older 1960s sections near the river out to infill construction on vacant platted lots in the north and northwest. The city was laid out by Gulf American in the late 1950s on a canal grid, incorporated in 1970, and now has roughly 400 miles of navigable and freshwater canals, so we know how to find an address off a dead-end cul-de-sac. We also serve surrounding Lee County. Call with your cross streets and we'll confirm.
